Design

Unique features and benefits of our Net Lettable Area Surveys include:

  • Accurate Information: Measured using Leica Total Station laser surveying equipment then drawn to scale using AutoCAD software and provided via email in PDF format
  • Current Standards: Net Lettable Area (NLA) calculations based on the Property Council of Australia (PCA) Methods of Measurement guidelines (March 1997 revision)
  • Building Details: Line Of Area Calculation clearly shown in relation to Structural Walls, Columns, Lifts, Fire Stairs and any other permanent building features
  • User Friendly: Measurements to Internal Face, External Face, Centreline Of Wall and Face Of Glass clearly labelled and Included Area colour coded for easy identification
  • Other Benefits: Lettable Area Surveys showing building details, clear labels and colour coding are more useful for leasing and negotiation purposes than other surveys showing just an outline of the tenancy boundary.

Unique features and benefits of our Reflected Ceiling Plans include:

  • Accurate Information: Measured using Leica Total Station laser surveying equipment then drawn to scale using AutoCAD software and provided via email in PDF format
  • Ceiling Grid: Ceiling tile size, orientation and position clearly shown in relation to Structural Walls, Columns, Lifts, Partitioning and other building features
  • Ceiling Details: Recessed Fluorescent Lights, Downlights, Exit Signs, Speakers, Sprinkler Heads, Smoke Detectors, Supply Air Outlets, Return Air Outlets, Exhaust Fans, Sensors and any other ceiling components
  • Colour Coding: Ceiling components are represented using unique colour coded symbols for easy identification
  • Other Benefits: As Built Reflected Ceiling Plans are a valuable building record and can be used for future planning purposes such as Balancing Air Conditioning, Designing Services for Fire Safety, Information for Tradespeople and Council Applications.

Unique features and benefits of our Fitout Option Plans include:

  • Fast Turnaround: Proposed fitouts are designed in AutoCAD based on previously prepared As Built Plans allowing for accurate information to be provided with a fast turnaround time
  • Subdivision Options: Proposed tenancies are created with sizes to suit Tenant requirements and accurate area calculations provided before intertenancy walls are constructed
  • Space Planning: Functional layouts are designed to suit Tenant requirements for Offices, Meeting Rooms, Boardroom, Comms Room, Store Room, Utility Area, Reception and any other specific use areas
  • Workstation Layouts: Functional layouts are designed for Workstations to provide for efficient use of space, maximise seating density or calculate a specific area per seat
  • Construction Ready: Proposed tenancy walls are designed in positions required for solid construction such as from Column Corners, along Ceiling Tiles and connecting to Window Mullions to ensure building approvals
  • Other Benefits: Provide fast responses to leasing enquiries or during negotiations with customised plans to suit tenant requirements
