Our Approach

SB Projects is a hardworking, client-focused team that delivers high quality work on budget and on time. The stability and vast experience of our small, hands-on team ensures productive relationships with our clients at every stage of the process.

The SB Projects unique 3-step approach applies to every fitout or renovation:

  1. A pragmatic, business-like approach with our commitment to innovative and functional built environments.  This ensures each project is delivered to the highest quality whilst being responsive to our clients’ budgetary and time constraints.
  2. In a short time frame a feasibility report and reliable preliminary costing will be prepared and sent to the prospective client.
  3. A tailored project management approach to design and construct provides many benefits including cost and time saving, up-front pricing and completion time, plus single point accountability across the total project.

We have all necessary insurances including Professional Indemnity together with current complying OH&S manuals, risk assessment and site induction procedures. Workplace safety is our priority at all times.

Our Team

The two principals of SB Projects have a combined experience of over 50 years in commercial building projects. They are specialists in their particular areas of expertise and strive to deliver the finest quality of workmanship.

SB Projects has trusted relationships with a team of expert consultants and in all areas of commercial design, construction and delivery, from engineers and electricians to interior designers and landscapers.

Bryan Palmer has both practical and theoretical skills in property and construction. He spent many years managing a commercial & residential portfolio of 25 properties owned by the Catholic Church, including acquisition, construction, renovation and maintenance. Bryan has also completed the Program for Management Development at Harvard. At SB Projects Bryan has managed high quality office and industrial fitouts in the banking, legal, manufacturing and pharmaceutical industries.
Kirk Lawes has worked on many large-scale projects as an operations manager and project director. Most recently he was Building Manager NSW/ACT for Baulderstone with responsibility for multi-million dollar building projects.

Capability Statement

Design

The team at SB Projects can assess your project to see if it qualifies under the Complying Development regulations, and, if it does, we will  manage the complete process through to final certification for you. Alternatively, if your project requires a Development Application, Environmental Certificate, BASIX or planning report, SB Projects can manage these for you as well.
Most office fitouts can be carried out under Complying Development regulations, which is a combined planning and construction approval for straightforward developments that can be determined through a fast track assessment by a council or private accredited certifier. Complying development applies to homes, businesses and industry and allows for a range of things like the construction of a new dwelling house, alterations and additions to a house, new industrial buildings, demolition of a building and changes to a business use.

Complying Developments are ‘signed off’ by a building professional (known as a certifying authority), and may be subject to conditions of approval to protect surrounding uses during the construction period and the life of the Complying Development. SB Projects can manage this complete process on your behalf, and ensure that your office fitouts are compliant and certified as required.

Reflected Ceiling Plans

Unique features and benefits of our Reflected Ceiling Plans include:

  • Accurate Information: Measured using Leica Total Station laser surveying equipment then drawn to scale using AutoCAD software and provided via email in PDF format
  • Ceiling Grid: Ceiling tile size, orientation and position clearly shown in relation to Structural Walls, Columns, Lifts, Partitioning and other building features
  • Ceiling Details: Recessed Fluorescent Lights, Downlights, Exit Signs, Speakers, Sprinkler Heads, Smoke Detectors, Supply Air Outlets, Return Air Outlets, Exhaust Fans, Sensors and any other ceiling components
  • Colour Coding: Ceiling components are represented using unique colour coded symbols for easy identification
  • Other Benefits: As Built Reflected Ceiling Plans are a valuable building record and can be used for future planning purposes such as Balancing Air Conditioning, Designing Services for Fire Safety, Information for Tradespeople and Council Applications.

Fitout Option Plans

Unique features and benefits of our Fitout Option Plans include:

  • Fast Turnaround: Proposed fitouts are designed in AutoCAD based on previously prepared As Built Plans allowing for accurate information to be provided with a fast turnaround time
  • Subdivision Options: Proposed tenancies are created with sizes to suit Tenant requirements and accurate area calculations provided before intertenancy walls are constructed
  • Space Planning: Functional layouts are designed to suit Tenant requirements for Offices, Meeting Rooms, Boardroom, Comms Room, Store Room, Utility Area, Reception and any other specific use areas
  • Workstation Layouts: Functional layouts are designed for Workstations to provide for efficient use of space, maximise seating density or calculate a specific area per seat
  • Construction Ready: Proposed tenancy walls are designed in positions required for solid construction such as from Column Corners, along Ceiling Tiles and connecting to Window Mullions to ensure building approvals
  • Other Benefits: Provide fast responses to leasing enquiries or during negotiations with customised plans to suit tenant requirements

Net Lettable Area Surveys

Unique features and benefits of our Net Lettable Area Surveys include:

  • Accurate Information: Measured using Leica Total Station laser surveying equipment then drawn to scale using AutoCAD software and provided via email in PDF format
  • Current Standards: Net Lettable Area (NLA) calculations based on the Property Council of Australia (PCA) Methods of Measurement guidelines (March 1997 revision)
  • Building Details: Line Of Area Calculation clearly shown in relation to Structural Walls, Columns, Lifts, Fire Stairs and any other permanent building features
  • User Friendly: Measurements to Internal Face, External Face, Centreline Of Wall and Face Of Glass clearly labelled and Included Area colour coded for easy identification
  • Other Benefits: Lettable Area Surveys showing building details, clear labels and colour coding are more useful for leasing and negotiation purposes than other surveys showing just an outline of the tenancy boundary.

Corporate Social Responsibility

SB Projects takes its corporate social responsibility very seriously and actively supports projects for good both here and overseas.

ADARA
SB Projects supports the Adara Group which consists of two Australian corporate advisory businesses, whose sole purpose is to support our non-profit international development organisation, Adara Development. Together, they work to improve health and education for women, children and communities in need.

RAISE
Our support of the Raise youth mentoring programs help to provide a positive impact on the wellbeing of young people at risk of disengagement in Australia, through best practice youth mentoring programs.

Most Of The Coast
SB Projects was the main sponsor of Most of the Coast, an initiative of university students to raise funds for and awareness of Batyr.  We support Batyr’s vision for young Australians to engage in positive conversations about mental health and to be empowered to seek out help when needed.  SB Projects was impressed with the really positive work done by Batyr in NSW schools of delivering accessible, innovative peer-to-peer programs that engage, educate and empower young people. SB Projects was proud to support the Most of the Coast run from Palm Beach to Bondi with over 70 uni students running in relay teams to complete this tough but spectacular course and, through their efforts, raising over $15,000 for Batyr.

The Big Umbrella House
For the past 5 years, SB Projects has also supported home reconstruction and educational projects in Nepal.
